We recommend that you check planning within your local area for all projects, as this must be the responsibility of the client. The following link to the government planning portal will give you guidelines when you are considering your build requirements. www.planningportal.gov.uk/permission.
We are able to provide a full planning submission service, taking care of building regulations and liaising with planners throughout the process..
There is a good summary of permitted developments and comprehensive detail on planning available to help you.
Planning is not required on :-
Single storey outbuildings with max eaves of 2.5 mtrs or 4 mtrs on a dual pitched roof or 3 mtrs in any other case
If the building is within 2 meters of the property boundary the whole building must not exceed 2.5 meters in height.
It must not exceed 50% of the total area of land around the house.
They must not sit forward of the principle elevation of the original house and should not be separate living accommodation.
There are restrictions regarding listed houses and certain areas of land.
Is building regulations approval needed for an outbuilding?
If you want to put up small detached buildings such as a garden shed or summerhouse in your garden, building regulations will not normally apply if the floor area of the building is less than 15 square metres and contains NO sleeping accommodation.
If the floor area of the building is between 15 square metres and 30 square metres, you will not normally be required to apply for building regulations approval providing that the building contains NO sleeping accommodation and is either at least one metre from any boundary or it is constructed of substantially non-combustible materials.
